I often say that a Victorian or Edwardian person would feel completely at home and be able to navigate easily in the NOPA, Cole Valley, or the Haight because these areas weren't destroyed during the 1906 earthquake and fire. Huge numbers of refugees left Nob Hill and the old sections of the city for the western addition, where all the houses still stood untouched post-quake. 560 Lyon St was built in the midst of this western expansion, in the height of the Queen Anne stylistic period. Wooden shipbuilding was giving way to iron ships, so the hundreds of carpenters who had been shipbuilders were at a loss until they started decorating San Francisco's Victorians. 560 Lyon and 1575 Fulton look largely as they did in 1894 when they were built. It was common for merchants to have a store on street level and live above in a residential unit. The water records indicate that the original configuration consisted of two stores and two residences. Today, this sale includes a two-story residential unit and an original storefront. The house is large and imposing and is the subject of books, art, and postcards. 560 Lyon has most of its original details: fireplaces, wood floors, beefy wood moldings, tall ceilings, imposing plaster crown moldings, and ceiling medallions. Interior designers own the house, so it is bedecked with lush wallpapers, saturated colors, and bespoke finishes. The kitchen has been designed around the golden triangle for comfort and ease of cooking. Luxury stainless steel appliances, including a wine cooler and pot filler, leathered granite countertops, and a separate eat-in space lead to doors to the decks. Rounding out the first floor (entertaining floor) there is a double parlour living room, a library, a media room or guest room and a half bath. The second floor has a Moroccan-style primary bedroom with views of St. Ignasius, Lone Mountain, USF, UCSF, and Sutro Tower. The turret is also here, and a full bath with a side-by-side laundry. Until recently, 1575 Fulton was an art gallery where an artist sold art from the space and slept in the loft. There are two decks with views of the neighborhood and downtown. They are sheltered from west winds and ocean fog. The parking is diagonal across the street, and an electric charger can be added for a fee. $300 a month for the spot and the seller pays the first year's rent.

On the cusp of Dolores Park, but completely hidden from view, is a magical two-unit Victorian that brings Armistead Maupin's Tales of the City to mind as a place where the inimitable Mrs. Madrigal might live. Beyond a discreet gated entry, a pathway leads to another gate, and then to a secret leafy garden that offers the ultimate level of serenity and privacy. Purchased by TIC partners twenty years ago, each unit is now vacant, remodeled and available for the creation of a new TIC, or an opportunity for a single owner to occupy one unit and rent the other, or as a highly desirable investment property. On the first level, the garden unit is a sleek, luxurious 1BR home that has been fully remodeled, including a deluxe gourmet kitchen with Wolf gas range, marble countertops, Bosch dishwasher and Fisher & Paykel refrigerator. The full bathroom is equally chic with its porcelain-tiled shower, wall-mounted Toto toilet and stacked Asko washer & dryer. The bedroom overlooks the front garden, dappled by sunlight in both the morning and afternoon. Upstairs, is a 2BR/1BA home on two levels. Both bedrooms and a full-tiled bathroom with full-size laundry appliances are on the entry level. Hold onto your socks for the open LR-DR-K floor plan at the attic level with French doors that open to a balcony with one of those views that is wonderful to behold, but very hard to forget. The kitchen is a chef's dream with a gas stove, abundant cabinetry, and a complete complement of stainless-steel appliances. Imagine entertaining family and friends for the holidays or sipping Prosecco at the end of the day as you watch the sky take on lavender hues of sunset in the heart of America's most beautiful city. Both units are available for sale separately as TICs or purchase both units as a two-family dwelling, to occupy and enjoy or rent for top dollar in today's rental market. Superb and sublime! Welcome home to a new day at 3618-3816A 19th Street.

Wake up to views of the Richardson Bay Audubon Sanctuary from your beachhouse-like property. Sitting on a flat corner lot that still maintains privacy, your new home is freshly redone with new hardwood floors and carpeting, vaulted beamed ceilings, and skylights that keep the whole place bright. Your living room centers around a groovy wood-burning stove with glass walls that open onto a private wraparound deck overlooking the bay, palm trees, and surrounding hills. A huge second sitting room, with French doors leading to a private brick patio, works brilliantly as a den, a playroom, or home gym - flexible for your needs. Your gourmet kitchen has Spanish-style charm: butcher block counters, hand-painted tile accents, terracotta flooring, and double ovens. It's original, and it works; move in and use it, or make it your own down the line. Your primary suite has its own fireplace, a generous closet, and a mirrored dual-vanity bath. Two additional bedrooms offer versatility for guests or work-from-home spaces. Outside, mature gardens, a covered carport, and a winding brick path lead you home. This location is hard to beat: down the street from St. Hilary, steps from Blackie's Pasture and the Old Rail Trail, and around the corner from Tiburon's famous hippie tree.
